How Is an HMO Valued?

There is no single valuation method that should automatically be applied to every HMO. Depending on the property, an appraisal may consider its underlying residential value, rental income, investment yield and comparable HMO transactions.

A common investment calculation is:

HMO Value = Sustainable Annual Income ÷ Market Yield

For example, an HMO generating £86,000 per annum at an illustrative yield of 8% would indicate:

£86,000 ÷ 0.08 = £1,075,000

This is an illustration only. A proper appraisal should also consider operating costs, comparable evidence, condition, lawful use, financeability, tenant profile and market demand.

Estate-Agent HMO Appraisal or Formal RICS Valuation?

Our HMO market appraisal is intended to provide guidance on likely market value and sale strategy. Where a formal valuation is required, an appropriately qualified independent RICS-registered valuer should be instructed.

HMO Valuation Frequently Asked Questions

How much is my HMO worth?

An HMO's value can depend on rental income, operating costs, gross and net yield, planning, licensing, condition, underlying property value and investor demand.

Is an HMO valued on rental income?

Rental income can form an important part of the assessment, but residential and investment comparable evidence may also be relevant depending on the property.

What is a good HMO yield?

There is no single correct HMO yield. Investor expectations differ according to location, property condition, income quality, operating costs, tenant demand and risk.

Can I sell my HMO with tenants in situ?

Yes. Many HMOs are sold as income-producing investments with tenants remaining in occupation, subject to appropriate documentation and due diligence.

Can Elite International Real Estate sell my HMO?

Yes. Elite can consider private treaty, specialist investor marketing and modern property auction depending on the property and the owner's objectives.
