Elite International Real Estate Ltd is legally obliged to comply with the money laundering regulations 2017. We are aware that the real estate industry is a target for organised criminals seeking to launder the proceeds of criminal activity. We always seek to prevent this activity by cooperating fully with the authorities and reporting suspicious activities.

As part of this commitment, we adopt strict compliance with all Anti-Money Laundering rules, with specific emphasis on the Proceeds of Crime Act 2002, the Money Laundering Regulations 2017, the Bribery Act 2010 and the Terrorism Act 2000.
When buying, selling, letting, or renting a property Elite International Real Estate Ltd will be required to see certain documentation and hold these on file for at least seven years. If you do not provide the information and /or documentation requested, we will not be able to go proceed with the transaction.

List of acceptable identity documents

Individual identity documents

Requirements one document from List A and one document from List B no general correspondence will be accepted. Dated documents must be issued by official bodies and dated within 3 months some will be accepted 6 or 12 months such as DWP letters, mortgage statements, and police registration certificates.

LIST A - IDENTITY DOCUMENT

• Current signed passport
• Valid UK driving licence
• EEA member state identity card

LIST B - PROOF OF ADDRESS

• UK/EU/EEA Drivers Licence (if UK Drivers Licence not used as ID)
• Bank, Building Society or Credit Union Statement
• Credit Card Statement
• UK, EU, EEA Mortgage statement
• Utility Bill
• Telephone Bill
• Council Tax
• Tenancy Agreement
• Benefits Entitlement Letter
• HMRC Tax Notification
• Home or Motor Insurance Certificate
• UK solicitors letter confirming house purchase/land registration
• NHS Medical Card or letter from GP confirming registration
• Official confirmation of Electoral Register entry or official poll card
• Police Registration Certificate

Probate

• Grant of Probate (if a will was left)
• Letter of administration (if no will left)
• Individual identity evidence from List A & B for the Personal Representative, either executor or administrator

Limited company

• Certificate of Incorporation
• Articles of Association
• Memorandum of Association
• Latest Annual Return or Confirmation Statement, with details of current company officers
• If offshore, nominee director declaration and general power of attorney
• Individual identity evidence from List A and B for all individuals or entities with 25% or more of the shares or voting rights in the company

If you are acting as a Representative of an Offshore Company.

• Certificate of Incorporation
• Articles of Association, Memorandum of Association, Latest Annual Return with details of current company officers, Share Certificate(s) showing the Ultimate Beneficial Owner OR Certificate of Incumbency
• If the shares are owned by another company, repeat the steps above for the holding company
• Nominee director declaration and/or general Power of Attorney (if applicable)
• Individual identity evidence from List A and B for all individuals or entities with 25% or more of the shares or voting rights in the company

Trust

• Trust deed
• List of trustees
• List of beneficiaries
• Individual Identity evidence from List A & B for all individuals with a vested interest in 25% or more of the capital and/or those who exercise control over the Trust
